Building your dream home starts with a great builder. At Scenic Falls that builder/developer is Phil Waldron. Phil has over 25 years of industry experience from custom home building to large commercial projects.
Phil's family history is rich in development and building, starting with his great grandfather who began building in middle Tennessee in the 1950's.
Phil's childhood and teenage summers were spent laboring on construction sites, first as a helper and later as a carpenter. Since the early 1980s, working first as a superintendent and then as a builder, Phil has built over 900 upscale homes and luxury apartments in many of North Atlanta's finest neighborhoods including The Falls of Autry Mill, Linfield, Amberfield, Medlock Bridge, The Ridge and Big Canoe. Phil has learned from the ground up that it's the personal attention to details that most home owners appreciate.
Today, eight other family members are professionally involved in home building and real estate development. The Waldron's take pride in the fact that building is in their blood.

Home Site Selection
... spend a few hours or longer if you prefer, walking our large wooded homesites to find the one that is ideal for you. If you wish, we can walk several homesites with you to help you visualize which home styles might work best on the different sites. If you have a good idea of the size and style home you want, we can give you a ballpark estimate of the total cost. You may wish to secure your homesite at this point with a purchase agreement.
Dream Home Plan Selection
Have you seen a house somewhere else that you liked. Do you have a floor plan penciled out on a napkin. Want to look at several plans for ideas. Already have your dream home plan. Wherever you are in the plan selection process, our professional staff is trained and ready to assist you in finding and creating the ideal plan just for you! Once you decide on a plan and spend a little time discussing your finish preferences and personal touches, we will create an estimate of the cost to build your home.
Obtaining Financing
Once your estimate is complete, if you haven't done so already, you should arrange appropriate financing and purchase your homesite. Our preferred lender can step you through the process of financing, finding the ideal program for you.
Selecting Finish Details
Once you have secured your homesite and finalized your home plans, you can meet with our Interior Designer. During these meetings you select colors, tile, granite, cabinet style, light fixtures, plumbing fixtures, carpet, hardwood, appliances, etc. With a professional at your side to guide your selections, this delightful phase insures that your home will be as beautiful as you imagined!
Construction
Once all selections are made, we will finalize your budget. Then, a contract is executed and a loan obtained to fund the construction. The process from contract to final touch up usually takes six to seven months. Upon completion, spend a few hours inspecting your new home, addressing any final tidy up items you may have.
Closing
A meeting is arranged with closing attorneys and all the various paperwork is dealt with to formally transfer ownership to you. Now, the best part moving your personal items and furnishings into your brand new dream home.
